Right Off the Slaughter Pen Trails
If there's one thing that separates a good Bentonville trip from a great one, it's not having to load the bikes every morning.
Every property in this section sits directly on the Slaughter Pen trail system. You roll out of the driveway, you're riding. No shuttle, no parking lot, no hunting for a trailhead spot at 8am on a Saturday. When someone in your group flats or bonks or just wants a nap, they can spin home and rejoin you an hour later — which, on a three-day trip, matters more than most people expect.
You're also about five minutes from downtown Bentonville by bike. Dinner, coffee, the shops, the square — all of it reachable without ever getting back in the car. The two Trailhead Mews townhomes, Venture and Quest, sit right off the All American Trailhead and directly across the street from Wright's BBQ, which is either a feature or a problem depending on your discipline.
Fair warning: these are the properties that go first. Trail access plus a five-minute ride downtown is the combination everyone wants, and spring and fall weekends fill months out. If one of these looks right for your group, book it — the good ones don't sit around waiting.

A Short Ride to Coler Mountain Bike Preserve
Coler is where Bentonville gets serious. Rock gardens, jump lines, Airship Coffee in the center of it all — it's the system riders come back for, and staying nearby means you're on it before the crowds and back at the house when you're done.
The ride is about five minutes. For the first three properties, it's a straight shot up NW 3rd Street to Coler's south entrance. The five-bedroom takes a short spin through the neighborhood to the north parking lot instead.
These are all houses rather than condos or studios, and that changes what a trip feels like. Real garage space means the bikes come inside instead of riding overnight on a hitch rack. Wash stations mean the mud stays outside. Several have hot tubs, which sounds like a luxury until day two, when your legs have opinions about day three.
The real argument for this section is that you're not choosing between trails and town. NW 3rd Street runs the other direction too — about ten minutes to downtown Bentonville, so dinner on the square is still a ride, not a drive. Coler in the morning, downtown at night, car parked the whole time.
The trade-off compared to the Slaughter Pen properties is a short ride to the trailhead instead of rolling straight out the door. In exchange you get more room, more storage, and the kind of setup that works when you're traveling with a group rather than a partner.

These properties sit north of town in Bella Vista, and they're a different kind of trip.
The draw is mileage out the front door. Some of these sit on the 24-mile Tunnel Vision loop, others right off the Back 40 — 22 miles of its own. Either way you're riding from the driveway, no loading and no trailhead parking, on systems big enough that you could spend a long weekend without repeating yourself. And you get trees and quiet instead of neighbors and traffic. A couple of these feel genuinely remote, which is exactly the point for some riders and exactly wrong for others.
The OZ Bike Park is a five-minute drive from all of them. Load the rack, park in the lot, ride the park, head back. Short enough that it doesn't much matter, but it is a drive — this isn't the roll-out-the-door setup you get downtown.
Downtown Bentonville is the real trade-off. Figure fifteen minutes from the bike park, and twenty or more from some of these properties. That's a car ride every time you want dinner on the square, and it's a car ride to Slaughter Pen and Coler too.
So be honest about what your trip is. If it's riding and recovering — big miles, quiet evenings, more house for the money — this is the right section. If half the appeal of Bentonville is walking to dinner and rolling to the trailhead, stay closer in.
